HOW LONG DOES IT TAKE TO COMPLETE AN INSPECTION?

A pre purchase inspection on average takes between 30-60 mins depending on the size and condition of the property. Under construction inspections may take up to two hours. Our inspectors use the latest technology including FLIR Thermal Imaging cameras to efficiently inspect your property.

HOW MUCH NOTICE IS REQUIRED?

For most inspections we require 48 hours notice, however all each inspection are scheduled on a case by case basis and usually vary depending on the current workload and accessibility to your property.

HOW LONG FROM INSPECTION WILL IT TAKE TO RECEIVE MY REPORT?

Reports will be completed by inspectors within 36 hours from inspection date. If there are any issues of immediate concern e.g. termites are identified as active on the property, a member of the Choice team will contact you on the day of inspection.

We hold both Public Liability and Professional Indemnity Insurances.

DO YOU CONDUCT TERMITE INSPECTIONS?

WHAT QUALIFICATIONS DO YOUR INSPECTORS HAVE?

All Choice inspectors are registered building inspectors and have vast experience within the building industry. They are trained in-house and have previous experience in the building industry. They are also certified thermographers, accredited by the Infraspection Institute and certified to conduct pest inspections, having completed the relevant units from CPP30911- Cert 3 in pest management. All Choice inspectors have a national police clearance and carry professional indemnity and public liability insurances.

WHO IS RESPONSIBLE FOR CONTACTING THE REAL ESTATE AGENT FOR A PRE-PURCHASE INSPECTION?

Choice makes contact and liaises with the agent regarding property access and inspection times and dates.

CAN A BUILDING FAIL AN INSPECTION?

No. We are not commissioned to pass judgement on the condition of a building or influence a decision made by any other party. A professional inspection is simply an unbiased examination of the current condition of a building.

HOW WILL I RECEIVE THE REPORT?

Upon payment, the report will can be forwarded to you via email as a PDF document. With your permission, a copy will also be sent to your real estate and settlement agents.

HOW DO I PAY?

An invoice will be sent to your email address on the day of inspection. Our preferred payment is direct deposit/internet bank transfer. All direct deposit information is listed on the invoice. We ask that you email us a copy of the receipt or remittance advice so we can generate your report. We have credit card facilities available and take all cards including American Express.

WHAT STANDARDS DO YOU COMPLY WITH?

We comply with the Australian Standard Inspection Regulations AS4349.0-2007, Revision of AS4349.1-2007 (Building) and AS4349.3-2010 (Pest).

CAN I ATTEND THE INSPECTION?

Provided your real estate agent also attends the inspection. Unfortunately due to insurance reasons we cannot provide the purchaser entry to the premises unless a real estate agent is present.

DO YOU MEDIATE IN CONSTRUCTION DISPUTES?

WHAT IS THERMAL IMAGING?

Thermal Imaging Cameras or Thermography is the equipment or method that detects infrared energy (radiation) emitted from an object, calculates the surface temperature and converts that radiation into a visible image showing temperature variations.

The Thermal Imaging Camera gives inspectors a non-invasive method of investigating potential structural or maintenance issues that may not be detected with the naked eye such as rising damp, mould or moisture, hot wiring, missing or defective insulation. Thermal imaging cameras are an effective tool to assist in identifying pest activity. All Choice inspectors are thermographers certified by the Infraspection Institute.
